The fee is calculated based on the gross monthly rent actually received from the tenant. This includes the base rent but typically excludes security deposits, late fees, or utility reimbursements unless otherwise specified in your management agreement.
How does the $100 minimum work if my property is vacant?
The $100 minimum monthly fee applies only to occupied units. If a unit is vacant, no management fee is charged until a new tenant is placed and rent collection begins, ensuring our incentives are aligned with your occupancy goals.
Can I upgrade to Full-Service Management later?
Yes, absolutely. Many investors start with the Basic Plan to test the waters and transition to our Standard or Premium plans as their needs for maintenance coordination and full-service oversight grow.
How do tenants contact management under the Basic Plan?
Tenants have access to our professional communication portal for all rent-related and general inquiries. For the Basic Plan, emergency or technical maintenance requests are relayed back to you for coordination, while general lease communication is handled by us.
